Why everyone wants to know what the neighbours sold for

It's the most common question I get asked. Not "what's my house worth" — that comes later. First, people want to know what the houses around them sold for. Because that's the real benchmark. Your house is worth what similar houses on your block recently sold for, full stop.

Ontario doesn't publish sold prices publicly. Realtor.ca shows you what's listed — not what closed. The actual sold data sits in the MLS system, which only licensed agents can access. Most realtors will only pull it for clients. I'll pull it for anyone, no strings.

Why? Because if you eventually decide to sell, I want to be the realtor you call. And the best way to earn that is to be useful first. That's the whole pitch. No clever funnel.

How can I find out what my neighbour's house sold for in Toronto?

Sold prices in Ontario are reported on MLS but are not visible on public sites like Realtor.ca. A licensed realtor can pull recent sold data for your street and neighbourhood. Submit your address through the form above and you'll receive a free report within 24 hours.

Is this really free? What's the catch?

Completely free. No obligation, no automated sales call. The data is pulled directly from the Toronto Regional Real Estate Board (TRREB) MLS. If you eventually want a full home evaluation, that's also free. The only "catch" is that I hope, if you ever sell, you'll consider calling me.

What does the report include?

Up to 10 recent sales within 500 metres of your address, including sale price, list price, days on market, bedrooms, bathrooms, square footage when available, and sale date — plus a one-page summary of what those sales mean for your own home's value.

How fresh is the data?

I pull it live from MLS at the moment your request comes in. There is no pre-built cache. Most reports cover sales from the last 90 days; for slower-moving neighbourhoods I'll widen the window so you still get meaningful comparables.

What if I don't live in Toronto?

I serve the entire GTA — Toronto, Mississauga, Vaughan, Markham, Richmond Hill, Oakville, Etobicoke, North York, Scarborough, and surrounding areas. If you're further out, I'll let you know and may be able to refer you to a trusted realtor in that market.

Will I get spammed afterwards?

No. You get one email — your report. If you check a box saying you'd like a follow-up, I'll follow up. Otherwise, the conversation ends there until you reach out.
