What I do for buyers

Step 1

Affordability & pre-approval

Before we look at any homes, we figure out what you can actually afford — not what the bank says, what your life says. Then I connect you with a mortgage broker I trust for a real pre-approval. No surprises later.

Step 2

Neighbourhood + property fit

We talk through where you want to live and what kind of property fits your life — semi vs. detached vs. condo, walkability, schools, transit, future resale. Toronto has hundreds of micro-markets and they don't all move the same way.

Step 3

Showings + real assessment

We tour homes together. I'll tell you which ones are priced right, which ones have hidden issues, and which ones to walk away from. I'm not paid more if you overpay, and I won't push you into something just to close a deal.

Step 4

Offer strategy & conditions

When you find the one, we build an offer that protects you — financing condition, inspection condition, status certificate review for condos — without overpaying in competition. I've negotiated through multiple-offer wars and quiet markets both.

Step 5

Inspection + due diligence

I'll attend the inspection with you, walk through the report, and translate inspector-speak into "is this a deal-breaker or a $400 fix?" For condos, we review the status certificate line by line. Surprises happen at this stage if you let them.

Step 6

Closing coordination

From firm to keys-in-hand. I coordinate with your lawyer, mortgage broker, insurance, movers, and the seller's side so nothing falls through the cracks. The Toronto closing process has a dozen moving parts. I'll keep all of them moving.
